  • Shower and baths: Englefield with glass side panel and door or similar.
  • Chrome shower mixer, hose and slide.
  • Toilet roll holder: chrome.
  • Heated towel rail: chrome.

Floor Linings :

  • Tiled flooring to bathrooms and ensuites on waterproofing membrane.
  • Global timber image flooring or similar to kitchens (colour options available).
  • Option of Global timber image flooring OR 100% wool carpet on underlay to living/dining area (colour options available for both).
  • 100% wool carpet on underlay to bedrooms and stairs (colour options available).

Internal Walls and Doors :

  • Timber stud painted plasterboard walls to level 4 plaster finish.
  • Inter-tenancy walls to comply with N.Z.B.C. for fire and acoustic rating (STC 55).
  • Internal doors, hollow core paint finish.
  • Selected door hardware with satin chrome finish.

Ceilings :

  • Paint finish set plasterboard ceilings to level 4 plaster finish.
  • Minimum ceiling height 2400 mm.

Landscaping :

  • Timber paling fencing or similar with lockable gate to private gardens.
  • Ready grass and crushed lime or similar paths to private gardens.
  • Crushed lime or similar paths to communal gardens.
  • Grassed mound, trees and low level planting to communal gardens.
  • Security access with selected fencing to communal garden gardens.
  • Lighting to communal gardens and circulation areas.

Services :

Mechanical, Electrical, Plumbing and Drainage :

  • Quality recessed light fittings and switching. Dimmer control to living areas.
  • Telephone, TV, Data and Electrical outlets provided to each unit to electrical plan.
  • Externally vented extracts to bathrooms and kitchen range hoods to N.Z.B.C. requirements.
  • Sky Digital capability through centralized single dish receiver.
  • Individual electricity metering.
  • Reverse Cycle Air conditioning will be offered as an optional extra.
  • All plumbing, drainage, electrical and mechanical extract designed to comply with the requirements of the N.Z.B.C. and relevant codes and standards.

Exterior Construction and Finishes :

External Walls and Joinery :

  • Paint or stain finish to part shadow clad plywood or similar and or part pre finished profiled metal cladding to meet with the requirements of the N.Z.B.C.
  • Timber or aluminium sun shade louvres.
  • Aluminium framed window and door joinery.
  • Clear glass to bedrooms and living areas and opaque glass to bathrooms. To comply with the thermal and acoustic requirements of N.Z.B.C.

Roof :

  • Mono pitch profiled pre finished metal roofing or similar.
  • Roof cavity to be insulated thermally and acoustically to the requirements of the N.Z.B.C.

Security Access :

  • Wireless remote control to automatic garage doors.
  • Security lock to entry door from communal gardens.
  • Security gates and fencing to communal landscaped gardens.

Waste Collection :

  • Refuse area and bins located for collection by private contractor.
