These coastal homes, designed by Tennent Bevin Slessor Architects, meet many needs and offer intelligent solutions to lifestylers.

The Beach Houses seek to take advantage of the wonderful natural assets of the location - the views to the harbour and coastal hills, the north facing aspect with all day sun, and the proximity to the village of Seatoun. The designs excel in providing sheltered outdoor spaces that mitigate the effects of wind, and space planning that accommodates contemporary living.

For variety of dwelling type and design, three groups of houses have been created. The long gables of the two dwellings on the north of Ludlam Street ake reference to the history of the site and the old military buildings of Fort Dorset. Several of the houses on the south of Ludlam Street have tall 'lantern' elements in the manner of a lookout, which act as gateposts o the new lane and subdivision. On the south of the lane are smaller urban styled dwellings, some in pairs with the living elevated for views and sun.

TBSA is a collaboration of Hugh Tennent Architects Limited and Bevin Slessor Architects Limited. The practices combined and individually have a history of award winning residential, commercial and public projects. These include the newly opened Seatoun School, which borders the Waterfront site and uses TBSA's talents and considerable experience in designing for the location.

Other current projects include two large wineries in Marlborough and Hawkes Bay, residences throughout New Zealand and proposals for extensions to the Petone Settlers Museum at the other end of the harbour.
